@Jason Lavander Thanks for the info on auctions. That's exactly what happened to one of the properties I was following on auction.com. Congrats on your flips! How are you marketing to off market deals? What sites will you recommend for that? As for my goals, I got my cash out refinance and I'm on the hunt for my next property. I just finished podcast 290 about 7 Paths to FI. I also listen to Money podcast as well.

@Carl Robinson Hi! We just had our closing of our cash out refinance last Monday. It is also my first Baltimore property and I highly recommend Kevin Hodge from The Federal Savings Bank. He handled our refinance smoothly even reducing our interest from 5.5% to 5.375%. I am also on the lookout for a local CPA to help me with tax strategies.

@Randy Campbell You can also find a good real estate agent for tenant placement if that's what concerns you too. That's what I did for my first property. She took care of showings, interviews and background/credit checks of all the applicants. She charged me half months rent.

Update: Finished rehabbing my house from Feb-April and found great tenants in my first house. They've been renting for 3 months and it's been great so far. I cash out refinanced it and closing will be next week. Recently, I found out that the house next door is on Auction and I want to buy it after my cash out. Do you guys have any experience buying from Auction online?

I recommend J. Scott's The Book on Flipping Houses and the 3 books of Brandon Turner. These books helped me to get my first BRRRR property.

@Andrew Skrenchuk Hi Andrew! I see you're from Baltimore. I also have my first property there. I rehabbed it for 1 and a half months, hired an agent for tenant placement, and in less than a week we found an awesome family as renters. I say don't be anxious that you found renters that quick. If you have a property that you're really proud of and that you want to live in yourself, I think good renters will find it.

Try Capital One Money Market at 1.6% interest. It's higher than most of the banks.
