Hi, guys! Recently, I rolled over my 401k from my previous employer to a Fidelity IRA. Now, I'm thinking of funding my first property with my own cash and some money from that IRA since I'm afraid of getting an HML or a private lender. Is it a good strategy or not? And also should I find a property first or get my funds first? As of now, I have 40K saved up and I'm also thinking of getting a 401k loan from my husband?

@Karen Harris- I'm a newbie as well and still learning. I'm glad I found BP to guide me. I'm leaning towards BRRR niche and I look forward to getting my first investment deal.

We have the same predicament. Although my husband says he'll support me on this path, he does not want to learn anything about it. I'm hoping he'll change his heart.

Hi guys,

I have this property in my neighborhood that is in preforeclosure. I want to help the owners since their mom was my babysitter. I'm not so sure if the numbers are good and haven't told them about my intentions. These are just my assumptions since I'm pretty new with REI. I have some hesitations since I don't know how to go about with this. Should I just pass on it since I'm still learning the basics? i have a BRRRR calculator report on this but I don't know how to link it to my post. The list price is $342000 with comps $350,000-425,000 but I think the house needs a lot of TLC. So I'll probably offer 245,000-250000 with 20% DP. The property tax is pretty steep, $3970. Tell me if it's a good deal or not. Thanks!

Hi, BiggerPockets community! I'm very excited to be part of this amazing crowd. I joined BP 9 months ago but just turned PRO recently. I don't have any experience in REI except when we bought our primary residence in 2008. Everyday, I listen to the podcast and webinar archive and I must admit I'm pretty much overwhelmed with all the info. I'm leaning towards BRRRR niche since Brandon got me excited with the two consecutive webinars that he did on BRRRR.
