Thanks Shawn! WE only have a few independent agents where I live. The market is consumed by RE/Max, Century 21, Coldwell Banker, Weichert, Assist-2-Sell, etc.

Hey everyone! I've been investing in real estate for years and recently decided to get my real estate license. A friend has contacted me about starting a company with him. He has a BIC that wants to be a part of it so we have that covered. My question is, how would an independent agency compete with all the big, national agencies that are dominating our local areas? I am in South Carolina. I am ok with offering smaller commission fees if that's the answer. Real estate is not my primary business. I am just looking for a little advice from some seasoned real estate folks that have felt the frustration of going up against the big time agencies.

A partner and I own an empty lot in a small town that already has all the infrastructure in place. We are looking at building 34 units for retirement housing. Has anyone had any dealings with PUD before? We are looking at funding solutions. Thanks!

There is no kitchen. The space is completely gutted. The bar has been built off-site. I just have to install it once the floors are re-finished. I do not need any design work at all. Only 800 sq. feet of this space will be used and that space is wide open.

Sam,

He is referring to the Internal Rate of Return (IRR). Its basically an analysis of earnings on each dollar invested over the course of the investment.

Hey everyone! I bought a historic building in a small town last summer and have finished the interior demo. It is completely gutted now. I am leaving it wide open and opening a small neighborhood pub with an investor who knows the food/bev/bar industry. The space is only 1100 sq. feet. I got a quote for $8,000 for an architectural drawing. There is no structural work involved in the renovation. I am adding one bathroom. Other than that, simple plumbing work and re-wiring the space with exposed conduit. I am upset about this quote because other than the bathroom, nothing else is being built. I only need these drawings to obtain a permit from the city. Can anyone offer advice on how I can get a cheaper set of drawings?
