My strategy is to seek out local cities that are on the verge of revitalizing. Purchase properties (especially commercial buildings) for $50,000 or less and spend $10,000 renovating. Its a great business strategy in the right areas.

Awesome! I am a commercial real estate investor in Florence, SC. I buy and renovate historic buildings in downtown areas in the Carolinas and then lease them to commercial tenants. This is an incredible website for networking! Enjoy!

I am looking at buying an historic building in a small town in South Carolina. The building is commercial on the first floor and has two old apartments on the 2nd floor. It looks as if the apartments are straight out of 1940 and need to be completely renovated. I plan on establishing low-income housing for these apartments. Is there state or federal money available to rehab these apartments if I am going to make them low-income housing?
