I have identified a NNN property with a 15 year lease in place with a thriving international business. It's a $2 Million dollar sale price. How much would you put down on that loan and are there any resources you are aware of to help fund the down payment?

I have never seriously looked into building multi-family homes or apartments but I know several people who have and do very well. Does anyone have a solid opinion on this one way or the other?

My background is in commercial real estate. The only residential property I own is my house. I am a bit apprehensive about diving into residential so I want to start off small. Is there a rule of thumb that you use when investing in condominium units (not entire complexes). There is one I am looking at now in South Carolina that is a foreclosure. I think I can get it at $40,000. HOA is $200/month. Rent varies in this complex, anywhere from $800-$1,200/month.

This is great discussion! I am  very happy I found this site! I own several commercial buildings in South Carolina. All historic properties that I bought and renovated and now lease to commercial tenants. I try to find historic buildings that have been somewhat neglected. Buy them at a deal and renovate and then acquire tax credits and other incentives. Its not easy and it can be very risky but I really enjoy it!!

I have been investing in commercial (historic) buildings for about 6 years now. I am thinking about getting into the foreclosure market. Do I have to go through a licensed realtor to buy these properties? Is there any way I can buy them directly?
