the guys giving you 20-30k quotes don't need your business. find a small (trusted/vetted) operator and go from there.

your location is def not great being right next to a car wash and on a main town road.

staging would've probably helped you sell it back in the summer time, as well as cleaning up the siding up front (unless that's just shade and/pr picture quality). some of the paint work is sloppy inside (pic #14 from redfin) and you left the wood paneling... should've just painted right over those. why is the bathtub covered? are you hiding a dead body there? lol

hopefully you can unload it not at a loss and learn some new things going forward. good luck.

there is probably 100k pre-tax here if everything goes smoothly. it sounds like you have a good grip on what you're doing. pretty large rehab for a first-timer, but gotta start somewhere, right. nail that rehab budget down and go from there. you will, most likely, still have to baby-sit the GC, so make it a priority to follow the SoW completion on the daily. Like Bob above said, you will need to learn and ballpark stuff yourself eventually.

the "quote" that a GC provided, was it detailed line-by-line or was it simply a ballpark he blurted out while walking the property? there appears to be meat on the bone if (big if) your repair estimate is anywhere near what it will take to complete and you sell the home quickly. we're in the winter time now, so not exactly the perfect time either.
how much are your carrying costs, btw? i've read you said it's around $5k/mo. that will add up very quickly if you cannot finish and sell this one withing a few months.

should've slapped a home insurance on it when you first got it. they would, more than likely, ponied up for that a/c. 

re: ceiling. can they put a beam and make it not look out of place now? i think, in my non-eng head, that could be the easiest fix. they can also place some kind of support in the attic. i don't believe either of this should break your bank. 

re: roof. 20 years on what shingle/type of roof? if your insurance didn't balk at it, then you're good to go. worst-case, you're out of your deductible and will have a new roof. the contractor part is the trickiest, so be prepared to shop around when time comes. 

re: plumbing. how old is the house? i assume it's on crawl space with more-or-less easy access to all the piping. i find it hard to believe that's a real quote. i think someone is trying to milk you because of your expensive home.

basically, all this stuff is what an average homeowner should be prepared for when getting a house (even new(er) ones).
