Hello,

I bought a house at the auction with people living in it. Are there any friendly strategies you would try first to ask them to leave before getting the lawyer involved?

That's right, this can be my competitive advantage, I should use it wisely. Wish me luck!

There is a problem to keep communication in business with the seller, he keeps giving me complements and wrote a poem for me.

I wish a lot of times I was a man, my life would be much easier and more successful.

He wants to sell quickly but the house is in probate and he says he doesn't know when he can sign the contract ( Is he playing games?)

The house needs complete renovation so its a cash deal and I don't see what terms there can be. Basically he will look for highest offer.

How can I compete in this situation?

I got a call from the seller who wants to sell quickly for cash, but when I came to look at the property he told me he had 5 other people

looked at it and made him offers. Next week he will show the house again to 3 more investors.

Im going to get a contractor's estimate and make an offer too. How can I compete with all these investors? What can I do so that the seller will sign contract with me? I need to make an offer that makes sense, I cant just give the highest offer.

Post: Preforeclosure contact on Long Island, NY

How long or how soon after lis pendens were filed do you recommend to contact homeowners on Long Island, NY?

I read it can take up to 3 years to get to the auction, usually about a year.

Should I contact people just before the auction? Like a few weeks before? Or should I contact them right away after lis pendens were filed?

Thank you for your input.

Hello everyone,

Can someone give me a recommendation for the attorney in New York City - New Jersey area who is investor friendly and familiar with

lease options?

I appreciate your help.

Hi, I live in a very high priced area- least expensive house is at $600,000.

What real estate investing strategies will work in this high priced area?

Also in New York state it is required to use the lawyer to draw a contract, you cant put the property under contract yourself. You have to use the lawyer and the buyer have to use the lawyer. So it is hard to sign a wholesaling deal from legal point of view.

Should I go to neighboring states like PA and NJ to start wholesaling?

Looking forward to your input.
