@Jake Ashenfelter, what a lovely post! You are a very curious and motivational investor. Everyone has to start somewhere if he wants to do something. I'm confident that you're going in the right direction when seeking advice from professionals in BP.

@Bobby Burks, hey welcome to Philly. The market is definitely hot and good for your investment even though it needs to depends on areas you're interested in and your strategy. It seems if you're looking for a multifamily house, your strategy is buy and hold? Philly overall is a blue collar city. Therefore, you can rent your property out pretty easily. However, be strategic about the neighborhood you want to invest in. Sometimes, it's gonna be easier and saves you a lot of work if you invest in the right place. Brewerytown, Strawberry Mansion, Olde Kensington, West Philly...are up coming areas where you can appreciate your property quickly. 

Real estate investment could be a bit hard and time consuming for the first time but it's worth it. You'll get there and good luck with Philly!

Hey Dan, welcome to real estate investment! Your price rang is pretty good to pick up an affordable small multifamily house. What's your strategy with it? Are you going to move in and live in one unit and rent the rest out or are you flipping?

@Mike McCarthy, I don't have a specific person in my mind but I can recommend you some channels to use for getting contractors. You can find a lot of them on Craigslist ad and ConnectedInvestor. I tried that before and my phone was constantly rung by calls from contractors. It may take some time to interview and talk to them but I guess it also benefits you as you can network with a lot of contractors and recruit them for different projects

Hey Luis, I move a lot of inventories in Philly and Delaware County. I also do the leg work for my investors for free (find deals, evaluate them, comp them, estimate rehab, ARV...). You will not have to pay me commission either. So just let me know how I can help!

@Nicole Garner, I would say if you don't need immediate cash, you should hold on to it for a while. The market is recovering and this pandemic is going to end soon. After that, the price is going up back and you can decide later! Just my personal thought but good luck!

Hi @Bennett Schwartz, I can see that with suburb properties, the comps are more stable since Philly real estate is block by block basis. Other than that, I think Philly overall is a pretty good city for picking up an affordable rental property. To answer your questions, I think Delaware County is a good place for you to look at. The rental market is strong over there. It's close to the city and businesses/schools are everywhere. Upper Darby is always nice. Darby is an upcoming area. It used to be a not so good place but it's definitely getting better and I think you can find cheap properties there. Sharon Hill is another place to look at. Just a few to name.
