@Bobby Burks, hey welcome to Philly. The market is definitely hot and good for your investment even though it needs to depends on areas you're interested in and your strategy. It seems if you're looking for a multifamily house, your strategy is buy and hold? Philly overall is a blue collar city. Therefore, you can rent your property out pretty easily. However, be strategic about the neighborhood you want to invest in. Sometimes, it's gonna be easier and saves you a lot of work if you invest in the right place. Brewerytown, Strawberry Mansion, Olde Kensington, West Philly...are up coming areas where you can appreciate your property quickly. 

Real estate investment could be a bit hard and time consuming for the first time but it's worth it. You'll get there and good luck with Philly!
