I'm looking for a software that includes everything a property management company does. I want the whole package. From tenant applications, marketing, screening, rent payments, all the way to keeping track of my expenses and receipts. I really want to have everything all in one place.

@Nathan Gesner ! Thanks Nathan, now that I finally got on my computer instead of my phone I was able to find a lot more forums on the topic.

You brought up a good point though. Right now since we are just getting started I think I can use a spreadsheet for quite awhile. I'll just have to look through the other forums and find out what works good for tenant screening and rent payment.

I will look and try out some of the free software, but if they're too much of a headache I'll go back to a simple spreadsheet.

I'm thinking of trying out Quickbooks online....we'll see!

Hey landlords, what program do you all recommend using for managing properties? Last year my husband and I purchased two rental properties. One is this is a single-family home and the other is a fourplex. The fourplex is currently being managed by a property management company, but we are looking to start managing everything ourselves. Also, we are currently working on purchasing more rentals.

Following. I don't have any advice on this situation, but I am definitely wanting to hear how it pans out and what others suggest to do. This is a unique situation.

Wow! I loved reading through this thread. There were a lot of helpful tips. I’ll drfijitel be referencing this in my future. I haven’t had the chance to do any updates to any properties I own yet because they’ve primarily been occupied since I got them.
