I've been looking for something like this. I have a two story house that looks like an apartment and I converted the downstairs to a granny flat with a separate panel. This is perfect to separate the cost from the upstairs to the downstairs.

Welcome to San Diego. Those are all good areas of town. As you will find out, the further you move inland from the beach, the cheaper the rent typically gets. As far as location,  It all depends what neighborhood you want to be in, close proximity to freeways, You want to make sure you have good street parking in those areas where there aren't metered by the City. Good luck with your rental search!
