Investing in Manufactured Homes in California

I am astonished at how inexpensive manufactured homes are in San Diego, CA.

Why is this?

Why don't people invest in these?

Wouldn't it be easy to rent out a manufactured home for an easy profit?

@Daniel Koenig A friend of mine from Palm Springs makes his living with "wobbly boxes," as he calls them. He buys them cheap, renovates, then sells with owner financing and carries the paper. It's given him a good income and has helped him grow his IRA.

He's been teaching a 1-day class about this for a few years. I went to it last year and got a lot out of it, just don't have the time to market and find the deals. He and I have talked about holding a class her in San Diego sometime in the near future. If we do, it would be small, about 20-25 students and I'll post it here on BP. Send me a message if you think you would like to attend.
