@Tiara Mays You may start at City Planning department. And then I’d go to the County building where they keep county records of titles. If not there, check with your local utilities company would have good records.

@Josh Beller I just subway recently which is more expensive than the fiberglass. It depends on your market. Fiberglass might be acceptable to some but if prospective tenants prefer a certain look than you may go with the other.

@Nick Colvill Congrats on your local purchase. I like to buy local in So Cal because I’m really hands-on and like to have properties close enough where I can still drive to them within a 2hr radius.

@Landon Rasmussen My tenants have my personal cell where they are able to either call me for URGENT matters e.g. upstair water heater bursted or text me for any minor issues. I lIve in a hot rental market where there are little to no vacancies with competitve rent prices. My tenants realize that if they become a pest with frivolous calls, they probably will get a higher rental increase and won’t want to get their lease renewed.

@Josh Lyons It all depends how handy you want to be. You may just need it for the one or two weeks out of the year when someone moves out. Others , a truck isn’t a prerequisite to becoming a LL. If you were to get one, definitely get a used one. I’m a commercial general contractor by day; so my company bought me my truck. And with a company truck, I use it for hauling or moving only a few days out if the year. I assume you’ve listened to the “vacuum your truck” BP episode already?
