 Is Cypress in Harris County?  I think it is.

Not sure how much a new broker will help. As of Nov 1, 2023 lots of HOI providers have stepped out of Harris County. You'll need to go through SageSure, Swyfft insurance, and maybe one other allow it. All prices have skyrocketed HOI wise. 

Lots of people will give you their broker as a rec and not know about the change on Nov 1, 2023. That's the underlying issue, not your broker.


V.G Jason, Cypress is part of Harris County, and yes I heard about the exodus. I'll contact the carriers you suggested and ask them about dwelling fire. Thank you for the insights!

Hello! I received several renewal/non-renewal notices on rental properties in Cypress in the last few weeks. The cost of renewals increased by 70-80%, which was insane. I've been shopping around with no luck. Tried to go with Fire and Personal Liability (removing Wind and Hail) to reduce cost but haven't found any offerings.

I wonder if other landlords/investors have some good strategies to tackle this challenging environment. I'm thinking about getting personal liability coverage from my primary home insurer but am yet to find out if it works as I don't live in Texas. Would greatly appreciate some advice, ideas or recommendations for agents!!

@Mark J. It's been 8 years since you original post but I wanted to check if you could shine some light on the real estate attorney's role, and your experience working with them throughout the FSBO processes. Did they offer valuable advice and many comments about the standard contracts? Were they essential in the process? Were their fees consistent with the retainer+hourly structure you described above? I'm asking as we'll do a FSBO transaction soon. Appreciate it!

Thanks for sharing. I read perviously that there's high rental permitting hurdles and operational burdens in Alachua county. @Alan Hon Did you have problems with that?

I'll check out TenantTurner as that sounds interesting, although Avail performs well as my one-stop shop.  I appreciate the tips.  Per the subject started, I'm now just doing the same as most.....Using my primary platform for ad syndication and Zillow as a separate advertising platform due to their market reach.  It's not ideal, but once I generate a lead in Zillow, I just manually add them to my lead feed in Avail and then at least I can manage them from one place after the initial contact.

 @Glenn Hoffman an update on TenantTurner after I used it for my last listing. They posted on zillow successfully and quickly, but the lead flow wasn't as good compared to listing via zillow directly.  The fact that it showed as "listed by an agent" instead of "listed by the owner" might be part of the reason. The other reason could be due to the friction from their pre-screening.  Eventually, I chose to pause it and list on zillow directly. Hope it helps!

Zelle has the advantage that it's fast and has no transfer fees, and although there are no limits to how much you can receive as a landlord, there are sender limits. Banks like Wells Fargo and Bank of America only allow you to send $3,500 per day so you could end up splitting the rent into payments over 2 days. Zelle is also tied to your phone number so doesn't keep the accounts separate. Wire transfer is an option but it typically takes a few days and nothing happens during weekends and bank holidays. I have used wire transfers in the past but if someone pays 2-3 days late it often takes more than a week before the funds are received and cleared. Both require you to keep a manual ledger which might be okay, but only for small landlords.

There are platforms like RentRedi and the like. What do you use?

I'd like to try to avoid any fees for my tenants and make it as frictionless as possible.

 @Jason Heirtzler I hope this article will be helpful for you. Zelle/venmo certainly has their challenges in rent payments.

@Antonio Chelala  I found asking for demos and talking to the sales from those companies directly to be effective.  Which feature are you looking for specifically? I wasn't aware of the partnership between those two companies.

So im looking to invest out of state. Looking at some deals in CT where im from, but also looking to invest in other markets such as ohio, or indy. 

Curious to see what everyone who is investing OOS is looking at as far as markets go!
