 New roof job needed but there is nothing that can’t be fixed! 

Beautiful 6in wood trim we saved all of it but forgot to label it. Dang!

 Progress/update: I found a bank to work with me. One property has been gutted and ready for a few 

framing repairs.

I Cleaned out all three properties. Now I’m weighing the option to wholesale two and keep one. Cash flow will be great. Even though some do not agree with my strategy, the goal for me is to  make some money short term and long term. I’m on my way!

Thanks everyone for your suggestions.  I've contacted another local bank who has said yes to working with me to get the properties up and going. I did not max out credit cards to buy these houses, I had significant credit lines with no other debt on them (used33%). I had/have a plan which was to secure the properties, get money for rehab, rent them for a number of years and sell. On the podcasts Josh, Brandon and others are always talking about taking action and if it's a good deal the money will follow. Well I took action, my ducks weren't all aligned but I'm figuring it out. The best is yet to come and I have faith that it will all work out for the greater good.

Thank you for your input. Being able to hear from others gives me some perspective. 

My plan is/was to rehab and rent. Selling them to investors is in my plan B after clean up.  The neighborhood is in a small town C Properties (not a war zone D property) just old and abandoned. My bigger plan is to buy a block or two and create a little community. 

  I did use  0% interest cards for 12 months and one for %6.99 ( I don't have bad credit just over used right now 26K). So it's short term manageable debt for me I pay more than the minimum. 

Thank you to those who provided ppl and companies for me to research. I'm on it. The properties will need system and plumbing updates in addition to paint and flooring. I've got contractors and handyman, but not the type that wants to partner on a deal. I'm still glad I got the deals. For me, the positives outweigh the negatives,  I'll find a way! Thank you again.

Hello BP! 

I've been grinding for the last several months, with two jobs, family crisis and a caregiver for my sister. My plate has been overloaded But, I love real estate and make time for it somehow every week. While trying to get my finances together and pay down my personal debt, some deals came through that I could not pass up and my low offer was accepted! Two tax lien deals and an abandoned property. All three properties will rent in my area for $600+ and cost me about $30000 which I paid with credit cards and some of my cash. The debt I just paid down made room for the investment but now I have high debt ratio again. City code enforcement had already started gunning  for these properties and now all I can afford to do cut the grass and clean up the exterior. I applied at a local bank but high debt ratio  and low value of the property hurt the deal. I'll keep looking in my network for the money, but does anyone else have any insight?

Hello BP

I am preparing proposal for funding and need to find an "after" pic to compare this one to. I'm having trouble locating a house with this style roof to use on the internet. What kind of roof is this called in the house builder language? it would help me with my search. Or is there an easy app that allows me to take my pictures and add elements of paint, room additions etc?

I was able to contact an absentee owner by using Facebook. My very first letter campaign got no answer. i followed up with a second letter and did a search on Facebook just using the info from county record. The owners are very motivated to sell. Thanks BP and I've  learned a lot listening to the podcast on my morning commute.
