Question about waterproof luxury vinyl plank: anyone have had any water tested events? Is it truly waterproof and prevents water from seeping into subfloor and requiring taking apart and airing out? Looking at the click and lock floating install type, not glue down. Brands that you have used?

Has anyone sold 2 investment properties and combined gains into a 1031 exchange for 1 replacement property? Tips?

@Alex J. thanks! How are the tenant choices and those neighborhoods you mentioned? I haven't heard of Meadows but am familiar with Stafford and Missouri city. 

I see. You mean for appreciation? Specific zip codes? Sugarland wouldn't work? Thoughts on Sharpstown? Seems like it's gone up recently even though schools are not desirable.

Yes, lower amount is ok too.  But has to be in decent neighborhood.  Perhaps cash flow is not as important as reliability in tenants paying rent and taking care of the property.  If good appreciation makes up for break even or slightly negative cash flow, it's ok too.

Should add that it would be leveraged.

Would like decent neighborhood (good schools, etc) for preferably turnkey single family residence.  The newer the build (and less maintenance) the better. 200-300K range.  Closer to inner loop if these neighborhoods exist.  Is there anywhere with both cash flow and appreciation?

Interested what people prefer for flooring and countertops! Luxury vinyl plank? Tile? Would think flat paint is easier to touch up...
What's your tried and true method of handling repairs and payment for them? We have done the anything below $250, tenant is responsible for but hasn't worked out because they sometimes do subpar work and try to fix themselves to save money. But then again, not sure we want to be on call for every little thing. Or do we...!?

It slowed down a lot this year. Lots of new apts. Usually have more inquiries. But yes have considered lowering. Many available units in same complex around same price but also gradually lowering.
