@Matthew John You are KILLING IT!! Fantastic job!

Although demand for MFR is very high, I think you might have a harder time marketing to local investors in the Treasure Valley simply because there's no value-add opportunities. On the other hand, the real estate meetups have been filled with out of state investors for the past several months that are more than willing to pay cash for a turn-key operation. So that may be a sideways move you can look at, if you are going to be holding and managing some of the units anyway.

Hello Jeffery, welcome to BP! I'm in SW Boise, and feel the same way you do about the local market. We just need to find our niche. I'm also learning about investing out of state. Get in touch with @Jonna Weber and @StacyA McBain about local real estate investor meetups.

It looks like you're interested in flipping homes. Keep an eye out for homes on large lots so that you can split and sell the second lot or build a new construction on it.

Another thing to think about if you're putting in a well is whether you can parlay that into a community well for the surrounding homes or businesses, as a secondary income stream. Sorry, this got totally tangential.

The other thing to consider when Direct Mail Marketing is how long it takes to get results. This isn’t a marketing tool you try once or twice and give up. In fact, after 5 mailings, upwards of 80% of your leads will come from your DMM campaign. Assuming 6 weeks between mailings, that’s about 6 months before you can hope to see good results.

What I’m getting at is: do it and don’t quit. And work one a secondary or even tertiary marketing campaign while your waiting for DMM to bear fruit.

I don't know of a specific agency, but I know the title company can find that information for you through a title search.

This may not be significant for you, but here in Idaho you need to make sure you get mineral rights and water rights when you buy your land, as those can be sold or leased separately.
