Post: Foundational REI Knowledge

My goal for 2019 is to build my foundation of REI knowledge by studying one topic in depth each month. I will be blocking out enough time each day that I can read 6-8 books per month, plus online resources. I have already purchased all of the BiggerPockets books (thanks Black Friday sale!). As I learn each topic, my goal is to use that information to create my investing business plan, and design procedures and scalable systems for each aspect from acquisition through exit strategies.

I would like some help from experienced investors as I decide what my 12 topics should be. I don't need to know everything, but I want to have a thorough knowledge of the basics. So far I have:

  1. Networking
  2. Marketing
  3. Negotiation
  4. Rehab costs
  5. Financing
    1. Options
    2. What are lenders looking for?
    3. Negotiable terms for closing a deal
  6. Property management
    1. tenant screening
    2. tenant retention
    3. value add
  7. Market economics
  8. Cash Flow management???
  9. Managing people???
  10. ???
  11. ???
  12. ???

What other topics should I add? Any suggestions for [non-BP] books or other resources I can devour for each topic?

Your input is appreciated, and hopefully will be useful to BP-ers other than myself.

$20 well spent.

@Jason Bohling, have you analyzed this deal in the BRRRR calculator? It seems you are missing a few components of your analysis, and the BRRRR calculator will ensure that you have those covered. If you have run out of calculator uses, let me know and I can run the numbers for you.

Hi Jason, welcome to Bigger Pockets! I, too, am from Boise. I've lived here since I was 12. Like you, I'm just now getting into real estate investing however, except for a possible house hack, my plan is to invest out of state.

I would suggest getting involved with the local REI meetup groups. @Jonna Weber and @StacyA McBain can help you get started there.

After you've familiarized yourself with the website for a while, you'll see a Financial Independence course by Brandon Turner show up under the Education tab. I suggest watching those four videos and then investing in a Pro membership to accelerate your education.

Hi Carl. I too am new to BiggerPockets, and I'm from SW Boise. What I did is I went into settings > Keywords and set a keyword alert for Boise. You can set it up to show up in notifications, or shoot you an email, or even a text. That keyword alert is how I found your post! :)
