that would definitely violate housekeeping and maintaining a healthy environment. 

 Give cure or quit, go back in a week with a uv light. Give them the number to professional cleaner, or have them pay a charge (or take security) and hire the cleaners yourself.

you're from NY or nyc? ;')  My wife and I moved from Brooklyn a few years back, and we too will be buying our first buy n hold this summer. Baltimore is similar to nyc, but there are some differences.

You forgot the refrig scale. If you buy an empty condenser, you then have to add refrig. 

Also, make sure the amperage and fuses/breakers meet what's on the units.

I started as a hvac installer. To give some clients a deal I would just tell them the make/model of the unt(s), supplies and I would just charge minimal labor if the homeowner acted as my helper. My suggestion is to at least get someone that knows what he is doing to at least look at the job in the middle and end of the job. I've had homeowners ask me to do just that and prevented some serious issues.

I would reassess. What is the 4k going to really give you? (Aesthetic or critical) could you do without? can you change terms on the balance of the work? Would sweat equity help? I guess it really depends on what the money is for.

I would bring a contractor with you and really question him if he says that he could do all the work for $25k, and get it in writing. What does a $125,000 comp look like?

Thank you all for your kind words. I truly know that for every trial that I experience here, it is one less panic attack when it's for my own property. And honestly, maintenance,construction, leasing side of it doesn't really bother me. But just like @Iinda Weygant says,  there's only so many buses you can get hit with before you need to throw an "unholy temper tantrum!" 

Focusing on prayer and me acquiring my first property are what makes those rough days bearable.

Ok, so am getting into the Real estate industry as a way to achieve the financial freedom that I desire. 

But every week there is something that happens that reinforces my focus on my studies, searching redfin, reading books and walking properties in an effort to close my first deal. 

Last week it was the morning that I had to change out 2 toilets on the top floor of 2 separate town homes, then discovering a leak from the tub waste line in one unit, (which had been going on for a couple of weeks. the resident didn't call it in because she thought the carpet was wet due to humidity???) and later that afternoon, there was an breakin at another townhome @ 4:45pm so I had to rebuild the door frame just as I was leaving to go home.

That was last week, this week I've made another declaration," This is the last time I will shovel someone else's property!" The entire 4 hours I spent shoveling, I just kept going over calculations to evaluate properties. I am soooooooo done. Too much work is spent making other people, (and increasingly less appreciative people) rich.
