Discovered a trick a while back. Paint and Install new blinds at every turn, then take pics at move out.

Had military member dispute charges and got major push back. Not only did i provide the normal pics of damage, but I photographed behind the fridge, behind the jumbo outlet plates and showed the Army liaison the actual blinds vs new blinds. There was enough color difference to show smoking damage. I had kept receipts of all turn maintenance, so they had to pay everything, including the carpet replacement. 

I will be bringing this practice to my biz for sure!

Found my 4th body in this property here. worst was a 1 or 2 week old body that exploded. (you are not sleeping well after that...period)

another townhouse had the basement used as a pitbull fight club. (binz and ozone machine only go so far. had to replace the subfloor.)

and lastly, mold. Not your garden variety, Im talking black, orange, with furry mushrooms. Once entering the apartment you could hear the words, "Get ouuuuuuuut" being whispered from the dark damp corner. (leak from the hot water fitting of the washer upstairs)

I am half way done with this book and I am learning lots!

And yes, Rich dad poor dad was one of my first books in this field as well.

To that end, What would I need to provide to the HML in order to pre - qualify for the amount needed?

Also, would I be able to utilize a HML in that same way for auctions?

So, I've been managing the maintenance and rehabbing of properties for other people for many years. I am used to dealing with several move ins, move outs, emergency repairs while still dealing with the operations of homes and buildings simultaneously. But I see that I may be over analyizing my next steps. I have 3 properties that I am interested in pursuing in applying the BRRR strategy to. They are in my target area, type and will rent nicely enough. 2 of them I need to contact the seller in order to visit and estimate my rehab costs. My question is," should I first start talking to a hard money lender, work towards a deal on one of the properties, then move to buy? or should I start/secure a deal first?"

I've seen a bunch of threads on book recommendations, but nothing on what's being read now, and advice on take-aways or suggestions of similar books.

I've just started reading "The complete guide to real estate finance for investment properties by Steve Berges. Any insight?

When I start my project I will def use Simplisafe. I had this in one of my earlier homes and it was very convenient and reliable.

I've actually had a condenser stolen from an occupied unit over a weekend. 

Only reasonable option was a gate. (as a former HVAC tech, please make sure that the gate still allows for a tech to service the unit.)

In an nutshell.. Federally it is not. But you do still have to look up in your local laws as to what is protected. I here in DMV it i, as well as personal appearance. You wouldn't think that it would be (Surprised me!). So when in doubt, verify!

Popcorn is a pain to try to match. I'd confirm that there's no asbestos (managed a property that had asbestos in the compound. Nightmare and a half!) then scrape n skim.
