Hell Bigger Pockets and Members! I wanted to ask for your feed back regading this question :

When using yellow letters, or any marketing letter you may use, what language do you include to grab the attention of the target homeonwer. My "target" is home owners with between 0-60 LTV and non-owner occupied. My question is simply, what language have you used that has been successful??

I wanted to ask all who can answer - do you use yellow letters.com for your mail outs? I am currently generating and creating my next direct mail list and wanted to hear your success with yellow letters versus postcards or standard letters? I don't have an issue with the cost although it is more expensive. I also plan to do my mail out to the home owners on my list once per month. List one includes those owners with at least 40% equity in their homes and are absentee owners. The second list is owners with at least 40% equity and owner occupied. My last question is what language do you include in your yellow letter" to grasp owners attention - my purpose and intention is to inform said owners that I will buy their home for Cash, quick close, no appraisal and no hassle. Thank you!

thank you Bill. The money isn't the issue. It is simply time and sifting through 5000 properties is something I may not have time to do well however the VA idea is an option!

Regarding List Source- How narrow do you get your direct mail marketing list and how? Why use list source over prospect now? I am trying to generate a list of home owners (owner occupies, absentee owner, probate, and those that may be in a position to sell) what advice do you have on getting those list narrow AND do you use a website to do your direct mail or do you do it yourself??

I am looking to generate a list of all those in my market that are in code violation, probate, homes with 30% equity or more owner occupied for +15 years and absentee owners. 

This list will be used as a direct mail marketing guide and I will use it to narrow down to my projected and intended for individuals. 

What do you all use to gather this data. Is there such thing as a "Best Website" to gather this info.

I wanted to ask because many of you have had success via this method and may have advice.

I am wanting to generate a website which targets those who would be willing to sell their homes for cash. The idea here is that the website will take their info and my partner and I will be able to sift through the properties in search of potential fix & flips. 

My question is "what web sites do you" and what is the best form of marketing for this?
