I would start with looking in to FHA if you are first time home buyer as Evan mentioned above. You can have a mortgage with 3.5% down and if its a multi unit you can rent other units out and they will cover your mortgage payments

Hello @Ryan Rader Have you looked at FHA or FHA 203(k) if that's an option to consider?

Yes I have read the rule changes and analysts are predicting at least 8% average rent increase in the housing demand areas like GTA, Vancouver etc..

Am I eligible for a FHA loan if I am on a work visa and not a US Citizen? Most websites I searched says you will need to be a US Citizen, Permanent resident or eligibility to work in the US. I was wondering what types of Visas are eligible? If some one can share their knowledge on this or point me to a resource would be great. Thank you

The numbers look very nice. As per my understanding the things you will need to consider is mortgage insurance will be added to your monthly payment, the house getting through the FHA appraisal and the county FHA loan limit. Make sure the county FHA loan limit covers the price of the house you are looking at, if you haven't already. Good Luck on the hack

hello @Garrett Hepperly I lived in Omaha for few years and very much interested in that market. There is an active FB group "Omaha real estate meetup" which is really good if you want to join and make connections in the Omaha area. Thanks

@Liam Knoll I am from Hamilton ON and just getting started in REI. PE is the right place to ask your questions about REI. Good luck!

As per my understanding if you are paying taxes in US and have W2/W4 then you do not have to pay taxes on that income in Canada if not you will need to pay income tax here in Canada on that income as well.

@Jiwan Nepal I am new to REI as well and BP is a great place to start. you can go through the pod casts and discussions on this forum which will help you in understanding all the RE terms, all the types of investments and analyzing the deals etc. I am doing the same to make my self familiar with REI.
