Does anyone have any issues with condos as part of an apartment acquisition? I've seen a deal with a combination of the two unit types that includes HOA responsibilities/income.

I see this topic has come up in past years, but not real recently.  Has anyone priced putting Amazon lockers in their complex?  When I checked it out on Amazon, they seemed to be pushing only the convenience benefit for the PM and tenants and (of course) did not have any upfront pricing.

Can anyone recommend an effective financial advisor who simply helps you with investing strategy and is not trying to sell you a product (ie life insurance)...with a partcular focus on real estate?  I live in KY but don't mind working with someone out of state.

For multi-family landlords..do you have a preference between 1 bed/1 bath units versus 2+ that are more family friendly...particularly in downtown areas?

I'm still trying to learn deal analysis and I keep hitting a snag with the BRRRR calculator. I can't get the cash flow to go into the positive even when dropping the purchase price to practically nothing. I'm sure it's possible I'm just missing something on the other fields, but I don't understand why the cash flow changes only down to a certain amount. I've clipped over an example where cash flow is -$152.. whether the purchase price is $100K or $120K. Has anyone else experienced this? I've watched multiple demos of the calculators.

The numbers don't add up on this sample deal even when I knock $20k off the purchase price. I'm guessing that I'm coming up with wrong or incomplete estimates. My goal is to get started in single family rentals using the BRRRR method.
