BRRRR calculator issues

I'm still trying to learn deal analysis and I keep hitting a snag with the BRRRR calculator. I can't get the cash flow to go into the positive even when dropping the purchase price to practically nothing. I'm sure it's possible I'm just missing something on the other fields, but I don't understand why the cash flow changes only down to a certain amount. I've clipped over an example where cash flow is -$152.. whether the purchase price is $100K or $120K. Has anyone else experienced this? I've watched multiple demos of the calculators.
