Hey Jeremy.  Any luck on this issue?  I'm in the same boat and I'm trying to figure out a way to get an inspection with a hard money lender.  I took a peak at the property and I see a key box on the door but I don't know who has control of it.

I'm not familiar with Auction.com however I can see there's a house which is listed on the site and it's up for auction on the county website.  I can only assume Auction.com has made a business of biding for people who can't be there.  I've been to the courthouse auctions a few times and there's sometimes a lawyer biding for the bank (or perhaps a buyer from Auction.com).  I'm assuming if somebody at the courthouse wins the bid, then the bank gives back the deposit.  There's no way to foresee how high the bid will go and I haven't seen them wait for anybody (online).  I can see how technology could a limit buyers in this situation and it's best to be at the auction.

I feel the same way about voicemail which is full. If I call them back and I can't leave a message, I'm done. I try to line up several showings in one day while I'm staying busy cleaning or repairing. If one person doesn't show, it works to my advantage.

Thanks everyone for your help.  I think I'm more concerned about time.  I'd much rather answer my own questions instead of sending documents, making calls, driving, losing receipts, etc.

I've been using Turbotax for years but it no longer supports my situation.  I completed two flips then rented the homes.  Turbotax asked if I "materially participated" and I said yes, but they don't support this scenario.

Is there any software which supports material participation?

I use the "Real Estate Calculator" app for my Android. It considers everything I need for SFH or MF and I can save properties and calculations for later comparisons.

I've been watching prices climb in Ohio.  Asking price was about $420k for a 16 unit building one year ago and it sat on the market for months.  Now the average price is about $600k and buyers are buying.

His supervisors will certainly put pressure on him but that won't force him to pay. He may want to pay afterwards but he can't be force to pay by his supervision. The courts are the only sure way to get your money back but you'll lose your tenant during the process. Once you have a court order you can go to the finance office and they will deduct his pay... that's how I paid child support for 10 years.
