@Tremon P. If you can't afford to invest in real estate, and wouldn't have any reserves at all, I would spend some time focusing on your personal finances first. The last thing you want to do is take a loss that you can't afford, and be knocked out of the game forever.

@Hunter West You won't be able to use the VA loan on that property, as it is a primary residence loan.

Ask the seller if they are open to seller-financing, rent-to-own, or find a partner. 

There aren't any 0% down investment loans out there. Also, I would caution you to have cash reserves (especially if you are 100% leveraged) on any property you're going to buy.  

When you say "very good deal" could you give some data to back that up? What are the numbers on the deal?

@Jonathan Hernandez do you know how much you'll be able to rent it for, and what your total monthly expenses will be for ownership? Netting around $20k is cool, but if you can bring in a few hundred dollars a month, and like the area, or will be stationed there again, I think that is a winning strategy!

@John Lee hit up @Donald E Appleberry too! He bought a million dollar triplex with the VA loan recently, and has helped 5-6 of my friends do the exact same thing!

I'm not an agent here - i invest out of state - but I'm more than happy to chat, and help you understand some of the intricacies to the VA loan, and house hacking in general.

Also, @Jon Lallande is an incredible California VA lender, and will absolutely be able to help you out with a loan at any amount here!

@Julio Morales You should contact one or two attorneys yourself and get their thoughts, just to be sure your PM isn't mis-stating something to them and getting bad gouge. 

The eviction laws only protect people who were effected by COVID, so you should have no issues getting rid of somebody who wasn't on a lease to begin with.
