Starting out advice. Please help

Just now getting started in my real estate investment journey. I am a national guard Blackhawk pilot and airline pilot. I will be buying A duplex (3bed/2bath) with my va loan for 200,000. Estimated rent is 900$ a month per unit and will househack it. I also have 40,000 cash to begin my brrr investments (will be using OPM as well). I am looking for tips and recommendations in regards to my journey.
