@Shane Hutchins The LTV on your current residence should have nothing to do with your next mortgage. Debt-to-income ratio could, but you'll be able to use the estimated rental income from your current residence to offset that.

Where are you looking to buy next? I have a few solid VA lenders in my network that might be able to help you out!

@Christopher Sellar You've gotten some solid answers, so I'll keep this concise.

Debt is incredibly cheap right now, and I am taking full advantage of that. If you can buy as a primary residence, and score under 3% interest, I would jump on that in a cocaine heartbeat, and not worry about paying it off. 

This is assuming that you're buying a property that makes sense as a rental, and doubly true if you're house hacking!

What's up @Philip Lorge! San Diego is a great market to really max out the potential with the VA loan for a house hack. I think there are a lot of awesome opportunities out here, and I've actually got several friends who are doing this very successfully right now.

I'm doing a little bit different version of the house hack, where I'm renting a home, and renting two bedrooms out (landlord agreed to me subletting). 

There are a lot of options floating around, and I'm happy to introduce you to a solid VA lender or agent in SD as well if you'd like.

@Jon Wisniewski The other piece to that puzzle is that residential properties aren't valued in the same way as commercial real estate, so you're viewing them through a lens that doesn't necessarily apply to them. People buy Condo's based on two main factors 1) comps and recent sales, and 2) emotion, because they "want" that home, and are willing to pay more. 

There are fewer people looking to buy 4-plexes, either for the price, or the idea of owning a property with tenants, or just lack of knowledge. For that reason, I find that 4-plexes generally provide a ton of value for the purchase price.

@Forest Konwerski "I'm leaning towards the rental property because the math points towards that option." - this answers the question for me. 

Always follow the math. 

That being said, you need to know the numbers on said 4-plex, and determine whether or not the renovation will bring a good ROI.

@Clifton Monte One of the best real estate agents I know is on Oahu. She hosts two local meetups, and is a house flipper herself. She has helped a few of my friends find live-in flips, house hacks, or properties with equity at the close. Let me know if you would like an introduction!

Also, I love the house hacking strategy, but don't forget to factor in how much principle you will be paying down on these loans while you're living in them. that can be quite powerful too!
