@Alejandra Stack Nobody is right now, the Department of Veterans Affairs themselves are the ones who put the brakes on the renovation loan. Citing the pandemic as the reason they don't want to let appraisers walk through homes. Not sure when that will life.

I do have an incredible VA lender I could introduce you to here in Cali, but he isn't doing the renovation loan right now.

@Darian Tannis if your goal is to BRRRR then use the VA loan and keep the $40k to build toward your BRRRR cash. If something goes wrong with the market, or VA loan you'll still have the $40k to use as reserves.

Just don't buy too much house, I love the idea of house hacking with your VA loan!

@Jonathan Goohs I might argue that having super low-interest debt on a property will actually be an advantage to you if the inflation people are talking about hits. 

That being said, you should always buy a home as an investment, rather than just a house. Think house hacking, or a property that has a room you could turn into a bedroom, etc.

 Hahahah...this post of mine didn't age well. This was basically a lease-option scam, and two years later our court date (jury) is the end of next month to (hopefully) get my money back out of this mess, haha.

@Cole Wasden you have to occupy the home if you're going to use the VA loan so your best bet is house hacking, which is one of my favorite strategies for getting started with real estate. Happy to help in anyway!

@Shane Hutchins hit up a local lender where you're going, or try a different lender to get a second opinion. If your lender doesn't have the ability to problem solve with you, or walk you through succeeding in your desired strategy, that sounds dangerous.
