Hello biggerpockets,

To start let's say that I am selling my house to zillow for cheap and already done with their inspection and waiting on their final offer. They offered 15k less than what I asked but will do ask them to increase it as the inspector didn't find anything wrong with the house. 

Here is the reason that I am here tonight it is to ask about how to make an offer on inventory home. I saw this house couple days ago and really liked it but been on the market for 123 DAYS and the price increased from 192k to 196k ( very odd ) . The house is great for what I am trying to build so how do I go on making a logical offer to the house. Hope to get tons of advices from you guys. I do have a realtor but don't want to go through the deal without any idea.

@Frank Patalano I did purchase my house 2 years ago using the first time home buyer program which is another loan on the house that I didn't know until last week( condition live in there for 5 years and the debt will be forgiven).

I tried to start my flipping business in Porr Saint Lucie but couldn't get an heloc on my own house and personal loan are too expensive and too risky while It will be my first start. I did all the research AND all the study possible but money ain't coming easily for me to start the process. Reaching out to my grandparents so they could take an heloc on their house so I can start because I do not want to pass on real estate. P.s: Do have plenty money but all are stuck in my stock market investment and wouldn't be wise to sell them all and place all this money in 1 basket. Wish me luck...

@Sam Shuehhe he does work for Keller William's as an agent and have his own business in town. I will definitely check his record though

Hello, I was approached by a local investor and he offered me to partner on project with him for 1.5% return monthly by lending him money (5k). I think it is very small but needs to boost my real estate career, I want a better deal with this guy but taking this risk to learn the ropes and how things work in real estate in my area. On the deal, I am allowed to go visit the flips and see how things get done on the field. What advice will you guys give me in order to convince him for a better returns and a 50-50 deals on his next flips. I do have enough finance to spend 40k on each of his future project but don't want to get scam and not learn anything worth. Advice on how to approach him will help me a lot. Thanks for all answers.

@Nathan Roberts thank you for your input in the matter. after reading your answer, I decided to do a little update to my main house and to sell it. I will downsize to a new house that needs repair and live, fix it and then flip it after 2 years while doing rentals on the side to have cash flow coming in. let me know what you think as well of this plan?
