Buying inventory homes for business

Hello biggerpockets,

To start let's say that I am selling my house to zillow for cheap and already done with their inspection and waiting on their final offer. They offered 15k less than what I asked but will do ask them to increase it as the inspector didn't find anything wrong with the house. 

Here is the reason that I am here tonight it is to ask about how to make an offer on inventory home. I saw this house couple days ago and really liked it but been on the market for 123 DAYS and the price increased from 192k to 196k ( very odd ) . The house is great for what I am trying to build so how do I go on making a logical offer to the house. Hope to get tons of advices from you guys. I do have a realtor but don't want to go through the deal without any idea.
