@Scott M. All of my properties are on an excel spreadsheet I've developed over the years. All of his properties he tracks with quick books.

We are looking for a system that's more tailored for managing properties.

Hey Everyone,

A friend and I are looking into starting a property management company. Curranty between us we have just over 200 units in multiple holding companies. Our plan is to hammer out the systems on our units and then offer our service to the public to generate more income and help off set costs. Ideally we would like a system that would offer these features.

Base accounting software

Rent collection

Tenant screening

varying levels of access ( Owners (us) Property manger, maintenance, property owners, tenants)

And what ever features we don't know we need yet.

I've read some older posts, but with the way technology is changing, I'm interested in what the best platform to handle hundreds of units for multiple owners is today.

Investment Info:

Large multi-family (5+ units) buy & hold investment in Beckley.

Purchase price: $200,000
Cash invested: $45,000

This was a portfolio purchase of two Triplexes and a single family home

What made you interested in investing in this type of deal?

The multifamily homes

How did you find this deal and how did you negotiate it?

It was located next to one of our rentals and the owners of the portfolio where preparing to move out of state.

How did you finance this deal?

We were able to negotiate owner financing at 3.5% fix for 15 years.

How did you add value to the deal?

The properties had a lot of deferred maintenance which has been addressed. We have remodeled a few of the units and raised rents.
