What's the best property management software for 2021?
Hey Everyone,
A friend and I are looking into starting a property management company. Curranty between us we have just over 200 units in multiple holding companies. Our plan is to hammer out the systems on our units and then offer our service to the public to generate more income and help off set costs. Ideally we would like a system that would offer these features.
Base accounting software
Rent collection
Tenant screening
varying levels of access ( Owners (us) Property manger, maintenance, property owners, tenants)
And what ever features we don't know we need yet.
I've read some older posts, but with the way technology is changing, I'm interested in what the best platform to handle hundreds of units for multiple owners is today.

Wait....you have 200 units and you don't have management software?
The honest answer is there isn't one. Need to get that thought out of your head. And what works for me may not work for you. At 200 units you can be looking at yardi breeze, appfolio, buildium, propertyware and I am sure others. Get demos of all of them. Not sure if they offer free trials but if they do sign up for all of them (1 at a time) and actually use them. But 5 or 10 properties in and use it for the trial period. They all have the features you are looking for.
Problem is they will all suck in one or more ways. The catch is learning which "suck" you can put up with and find other software to fill the gaps.
Get out there and get some demo's and free trials!
