What's a good formula to use to determine an offer on a rental property with a tenant ? I would be wholesaling it to another investor so would you still use the 70% formula ? The seller also wants to be able to have the tenants stay there too because they're good tenants. How would you make sure that can happen ?

@William Manzie search the address on tax assessor site for your county. Send them a letter or cold call them to see if they want to sell

@Cody Furman If it were my deal I would try to raise the rents a little maybe by making the tenants pay water & sewer. Like some type of way to lower expenses and add more value. Implementing a new lease that includes late fees and consequences for multiple times being late for rent immediately. Filling those move in ready units would be a priority. Lastly depending on the rehabs for the other units I would fix those too. Hopefully I helped you come up with a good idea!
