Hi @Stephanie Sellers. Welcome to BP. I'm no expert either, but since the 2% rule is simply the ratio between rental income and purchase price, I'd say that "purchase price" also includes repair costs in the calculation. Remember however, it's just a rough guideline, not a strict rule that absolutely must be achieved. Some people may be more concerned with appreciation and settle for a little less cash flow. If you need any help, I'm not far away in Littleton.

2 PART Newbie Question:

a) If real estate investing is more like running a business, what would you say is a good $ amount for START UP COSTS?

And…

b) What would I really need to get started (besides business cards)?

There is so much info on BP, if anyone has seen this listed somewhere and can post a link, feel free.

Welcome Luke! I just joined BP myself and have lots to learn. I sure miss Tennessee. I used to live in Bristol and Nashville. I remember the house across the street from me in Bristol selling for $12K (back in the 80's). I may have to get back down there soon.
