Doesn't sound odd to me either. There are several verifications that can be done; I guess that is the one they feel most comfortable with.

I agree with @Corby Goade,work on becoming a licensed agent - and I would add, continue educating yourself as much as possible in all areas until you figure out what exactly you want to do. All real estate investing is dependent on sales, marketing, and relationships. Learning those things and possibly getting paid for them while getting experience with them would be a good way to proceed. Good luck and congrats on taking the initiative so young. If you ever have any questions, right here is a good place to ask anything.

I think to pay for anything (mentor, workshop, course, "master-mind," education, etc.) boils down to paying for speed. Hopefully, the more you pay, the faster you learn. The trick is, did you get a good value (ie; ROI)? I personally favor books because they tend to have the most/best info for the price, but they may be a lot slower and you have to read several. I know some people who "just throw money at it" to get things done quicker, but I personally never would. I would rather go the JV route and earn while learning. My favorite of all the good answers from above are from @Marco Bario and @Chris Seveney. Good job guys; I agree.

I agree. All good suggestions. I drive, ride my bike, or walk around taking notes, then keep a spreadsheet with details to remember. After I learn an area, I expand the area and learn the next area over. Definately go by sold data.

I'd be happy to meet if/when I'm in town. I own a condo in the Eastern Inn & Suites, so I go up occasionally (although I've been thinking about selling it lately). Whether I am there or not, they have a large space that could be used to meet in.

Appreciate it if anyone could help with this question -

If you were selling land with a set closing date determined and the contract had this clause:

"Subject to simultaneous purchase of lot 1B at [address].

"Subject to Buyer obtaining any and all permits required for building two single family homes on lots 1A and 1B."

Would this clause mean the Buyer can take as long as they want to obtain those permits, even if it takes months past the set closing date?
