Hey everyone, I'm an OOS investor, I currently own 3 SFH's in the Indianapolis area, I am trying to start buying multi family at the moment, specifically a duplex or four plex. At the moment there seems to be minimal to no investor, and anything that is available just gets bids up like crazy, my question to all of you guys is, how are you sourcing any deals with this going on? Also is everyone else noticing the same issue? Any feedback would be great, thanks.

@Nick Giulioni I agree, Irvington is a great area, are you finding deals at the moment?

@Lionel Li Thanks for the advice! Congrats on the 5 homes, when did you start purchasing?  I've heard Indy can be street by street, I think that even more prevalent in the C class areas from what I've read. Im assuming you're mostly doing value add as well? If so where are you sourcing your deals?

Hey everyone, I recently purchased my first SFH this year in Indy, the purchase turned out to be a success and I am waiting to see how this Corona Virus situation unfolds until I look for more.

My question is to people who are currently investing in Indy, what zip codes/townships are you most prevalent in? I just purchased in the 46219 Zip, I'd say it is a B class area, great little neighborhood. The only situation I am having is finding more properties in B class areas, after doing some research I decided I would try some C class areas that tend to have more inventory zip codes such as 46218 (certain areas my PM advises, 46222,46224,46205, areas such as these. ARV's of these home range from 50-55k, if anyone has any input or would like to share I'd love to hear feedback and what you are doing.

Hi everyone

I just purchased my first SFH, my goal is to obtain more with the best ROI possible. At the moment I'm holding off on buying until this whole Corona Virus scare slows down. I came across the BRR method and have been watching videos/ reading about it, it seems very practical and like the ideal way to invest. I have a couple questions though, when you purchase from a wholesaler, you re able to get an inspection right? Also how are you guys estimating your rehab costs, do you have contractors that submit your bids before you purchase the property that way you know what you're getting into. Or are you just purchasing them by looking at the photos and guessing what repairs would be, any help would be greatly appreciated, thanks!

I’m planning on purchasing a home that needs what looks to be like cosmetic work, such as carpet, appliances, paint etc. My question is when looking to rehab a house to put on the market for rent how do you know how much longer the bigger ticket items will last such as the HVAC, Roof etc? Any advice would be much appreciated.

@Pratik P. Yeah I agree, to start an LLC and have to pay the costs would kill cash flow for the first few properties.

Hi, I'm looking into a couple of properties in the Indianapolis area, I'm hoping to close on one soon and I have another that I'm setting my sights on, my question is it worth having an LLC while only having 1-2 properties? Or should you wait until you have a larger portfolio, any feedback would be appreciated, thanks.
