I am a relatively young realtor in San Marcos, Texas and have been reading up on the FHA Kiddie Loan Program. To my understanding you can put down as low as 3% and it involves a parent/guardian co-signing on a home in order to build credit. Just for the sake of argument, I have excellent credit. However, this caught my interest because I am not in a position financially to buy a home and am very interested in investing in the next 2 years, especially near a college town. How would I go about convincing my parents to buy a home with me and treat it as an investment? I have at least 4 friends looking to rent a home next fall (2017) and feel this is very ideal.

Hello everyone!

I did it. I quit my 9-5 and got my real estate license. My name is Tyler Sample and I am a Keller Williams agent with the mega-agent office here in San Marcos, Texas on the Walker Texas Realtor Team. It feels great to be my own boss and have my paycheck be directly proportional to the amount of effort I put in each day. It is truly incredible. I have been a member here on BiggerPockets for about 6 months and will be posting more now that I have things organized. I am very young in this business and my ultimate goal is to get started in real estate/property investing in the next 2 years, and retire by the age of 35. I look forward to blogging with you!

Hey Tyler, I started buying houses in the same situation as you. I used an FHA to buy my first house while i was in grad school. You need to learn what types of houses work for your rental market. I would talk to a local property manager in your area or a seasoned REI.

I knew my rental market and bought something that I could live in and still have enough rooms to rent out and still cash flow.

Thank you for replying! It's neat to be able to relate to people about this stuff. Does it cost to get advice from an REI? Are there any here on the website?

How long would I have to live in my first duplex? Also i don't have any loans, I was able to pay my way working thru college. I just have an associates degree.

My one year anniversary at work will be this June and I plan on buying a house. How much should I spend and what size house should be my first??
