Hello Everyone,
Can anyone out there give me insight or an example of cash on cash ROI on a RV or Camper rental lot they own? Are the percentages vastly different than a rental home or multifamily home? Thanks

Other buy & hold investment.
Purchase price: $1,000
Cash invested: $1,000
Sale price: $4,500
Wrote letter to off market property land owners. Settled on cash price, without title insurance or running title, yes I took a chance. Had cloud on title as suspected, helped run title myself, sold within a month of offer. Buyer from Miami, FL. 466% profit technically. Was a great learning experience.
What made you interested in investing in this type of deal?
I still have not seen the property, ever. Everything was done via text or email. No tenants to hassle with and no structures to worry about. This interested me because of my lack of investing experience at the time as well as low on cash at the time to buy much.
How did you find this deal and how did you negotiate it?
Wrote letter to random individual
How did you finance this deal?
Cash
How did you add value to the deal?
Held it for about 25 months, let the land do its own thing over time.
What was the outcome?
466% profit.
Lessons learned? Challenges?
Always run title to check for any clouds, try not to gamble on super small tracts of land like this unless confident in own title searching capabilities.
Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

If it is going south and money is drying up come up with a plan on what you would do with the 200-300 acres and how it would generate money for the family. And how you could cut cost or payout to the family to have it transferred to you now. Family dynamics will be the largest factor as sometimes people only like ideas when it is their own. You have to make it a win for them and hopefully not have to also make them "come up with the idea" as well.

Also, mark my words, we will be seeing nuke plant licenses becoming renewed for an additional 20+ yrs around the country! Just happened in Michigan I believe. I used to be a Metrology Engineer at STP in Texas here near Houston.
