Commercial land flipping as a beginner

How hard is it to flip vacant commercial land and what objections did you have to overcome? How long did the deal take for you?

I can speak from experience.  I assisted my parents in flipping land to a commercial buyer/developer.  I think it looks us about 1.5 years to do the deal, but it was a unique situation and a hot market at the time.  Land is a very tricky to flip as it is usually a buy and hold situation rather than a quick flip.  You really have to do your due dilligence and know who you are trying to sell this land to.  Odds are there is a reason why the land hasn't been bought yet by a developer and these guys are smart with deep pockets.  I definitely agree that this is not the way to start out in real estate as you could be owning that dirt for a long time without any rents coming in.
