Welcome to BP! It sounds like you are already doing a lot - working, school, reading about real estate investing, and taking your licensing course. There are many different answers to your question, but one practical idea would be to get out there and meet people face to face. Go to meetup.com and checkout the Nassau County REIA and in Suffolk there is the LIREIA. They both meet once a month or more. That could be a way to hear what a variety of people are doing - buy and hold investing, wholesaling, flipping, airbnb, real estate sales, etc. Based on what interests you, you might find ways to learn from or help out someone who is already in one of those businesses. Hi Dana. I'm just one data point, but I have house hacked in Queens in a two-family and am doing it again now in Long Beach on Long Island. You are right in that there can be significant returns in NYC, but you need a bit of patience to see them. A lot of it depends on where you really want to be over say the next 3-5 years. There are definitely hack-able two and three-family properties in Brooklyn or Queens. Depending on your price point they may need work put into them. On the other hand, if your work gives you the freedom to be remote or move out of state, maybe that makes more sense. I'm of the opinion you should figure out a couple places that make you happy, where you have connections, family, friends or something that attracts you, then figure out how to make real estate work in that place. Thanks very much @Marian Huish this is useful. In NY property managers technically need to be licensed to manage properties other than their own. I'm not sure therefore, whether being an eXp agent but then also having a separate property management LLC that I own would make sense (sounds like technically no since it wouldn't then be sponsored/supervised by a broker).
