Hi Tommy, I like you would have wanted to get a heads-up from the PM company that this was happening. Like others have commented, the fees are not too abnormal. Where in NY are your properties located?

Hi Gary,

Personally, when my wife and I did what you are doing, we used the HELOC option that @Abel Curiel mentioned. I'd definitely recommend checking that out because for the cost of an appraisal (about $700) you might be able to get a huge chunk of equity (cash) out of your primary residence and ready for the down payment on the next purchase. I have a list of a few lenders that do HELOC on multifamily primary residences (not all do) so let me know if useful. PenFed is one. Interest rates are definitely tough... so make sure if you go with that option you have a plan to pay off the HELOC. We are currently paying something like 10% on ours till we pay it off next year! Ouch!

Hi Christina try Rentspree, I've been using it and just confirmed with my client that it charged them $20 (I believe the fee is listed as $38 then it refunds the difference for people in NY state).

Hi Harlan if you only need a solution for expense/receipt management, check out Expensify.com. I've been using it for a few years and it is pretty great. You can take photos of receipts, email them in, etc. etc. There is a mobile app and people can categorize them if you set up your codes and companies.

Most property management software has some form of expense tracking built in as well, but may not have all the features of Expensify.
