Has anyone ever came across buying and renting out a condo and having the association stating that they can't rent out the unit for 1-2 years? If so, have you found a loophole in this?

Good Evening All!

A quick question to see if anyone else has tried this strategy out there in regards to trying to sell their property. I bought a corner lot house about 3 years ago and recently a large number of town homes in my area are being built, which has got me thinking and dreaming of hopefully a developer knocking on my door requesting to buy my property. 

Rather than sitting, waiting and wishing, I was thinking of reaching out to my City to give me the list of developers that have been developing in my area and reaching out to those particular developers to see if they would take a look at my property. 

Has anyone on biggerpockets ever tried to do this? If so, what experiences were involved?

Hello all,

I am posting this to gain some insight and a variety of different ideas on how to fund my next deal. I currently own a property under a FHA Loan, so that path for my next deal seems to be out of the question.

I am looking to fund hopefully a duplex/triplex for my next deal. I have researched some of the hard money lenders that they have posted on BiggerPockets, and from what I find is that it does not seem that Hard Money Lenders are for long term rental properties.

At the current moment, I do not have enough equity in my house to where I would be able to pull out the minimum $25,000 required by the current bank my loan is under.

Another option that I am about to do some research on is to see if I would be able to pull some out of my 401k plan. I have quite a bit saved up in my savings, but I know I am going to need more for closing and rehab costs.

What are some other options that I haven't mentioned that you guys have experienced in the past with creative funding for a long term rental?

Any information would be great!

Good afternoon all,

I am looking to start a discussion with those that either have experience dealing with mortgages or is a loan officer and would be able to assist me on a couple questions I may have in regards to obtaining a loan for a rental property.

When doing a 20% down on a mortgage for a rental property, what do the banks look for in the individual applying for this loan? What determining factors financially, determine whether or not the individual is approved or not?

Anything on this matter helps!

I have been researching a variety of ways to come up with money to finance a deal on a property and thought of pulling money from the 401k Plan that I have been investing in for the past couple of years. 

Does anyone have any experience on this matter?

Good Morning To All!

My name is Tyler and I live in the Fort Lauderdale, FL area. I am a beginner investor who has continued to educate myself in regards to REI.

I have continuously read various books, forums about this subject but would like to start attending different seminars. From the few that I have researched or asked about, some seem kind of phony or asking prices tend to be astronomical. 

I was wondering if people had any suggestions on which seminars to start attending and what speaker to start watching out for or start researching that provides very good insight in REI.

Good Morning All!

My name is Tyler and I am a new investor that is continuing on with his financial intelligence along with education in regards to real estate investing. 

I wanted to start a topic today on how some people might go about finding value in a property. I am wondering how people can determine that an area is up and coming and the value of property around there will begin to flourish. 

I know some of the common things to look for such as the surrounding area and if things are changing, but wanted some insight if there is more too it, which I am sure there is. 

Anything helps, such as different seminars to attend, what books to read, what forums to read. I am open for suggestions on how to go about things as such.

I havent seen too much on the forums regarding Real Estate Investing for the State of Florida. I recently just bought my first place out in Fort Lauderdale, saving up to try and invest into an additional property/condo. 

I just wanted to start a discussion about investing in real estate in the state of Florida, would like to see if anyone has had success. If so, are you having more success up in Northern Florida where properties come at a lesser price or down in South Florida? What areas are most logical when trying to invest in Real Estate in the State of Florida?
