Post: Water Bill Question on Rental Property

Hello All, 

I am starting this discussion to see if anyone has been in the same predicament that I am facing at the moment before I place a property up for rent. I am in the process of putting my place up for rent and during this process as I was thinking through every detail that needed attention I came across the water bill. In the current City that this property is located at, there is the option of having the tenant fully responsible for the water bill which I will be choosing to do.

Now my concern is that the irragation water utilized is the City water. Obviously, the tenant is most likely not looking to spend money on a water bill that includes the irrigation of watering the lawn, so I am trying to come up with a solution possibly to continue utilizing the irrigation with City water but still have the tenant responsible for the water bill.

Any recommendations for this situation? I was thinking possibly writing language in the lease agreement stating owner will be responsible or monies will be docked off rent for the irrigation portion of the lawn care.

Please let me know your thoughts.

Hey all, 

I thought I would come on to Biggerpockets to discuss and seek some perspective and insight on those of you who may have some previous experience on developing a small (2-4) multi-family property in which I have been discussing with some other investors about doing in the near future.

I wanted to start this topic just to hear some of you out on the what you dealt with doing a development, what the process might entail such as time length of this project, hiccups along the way or any other good pointers that might help someone like myself going thru this process for the first time.

Good Evening all,

I am in the process of getting started to get my house that I currently live in rented out. I am writing this to see what the options and what the process is to doing so.

I know that cities have different codes and requirements that houses need to stay up to par with when it comes to renting out a house, does anyone know how to gain access to the list of what is needed to stay up to par?

Secondly, I know there are plenty of sites out there, but what are some of the best options, including a property manager or real estate agent, that helps determine the best price to list your property for rent as.

Both of us will be utilizing an LLC. but will be going in on the property together splitting the costs. Been looking into purchasing a investing property down in South Florida as that is where I am located. Been looking into possibly purchasing a condo but heard rumors regarding the down payment towards a condo.

From what Ive heard it appears that a 20% down payment is needed to purchase a condo.

Has anyone had any experience buying a condo in florida and if so, what were the regulations for a down payment?
