Here is a helpful YouTube video that I found that talked about estimating repair costs via the square foot. I would recommend that you make sure it works in your market before fully adopting this. You don't want to end up underestimating rehab costs and end up losing a ton of profits because of it. I would also do a quick search on BP because this website has amazing information about everything there is to do with real estate. At the end of the day estimating costs are going to come down to just doing it over and over again. Anyways, I wish you the best of luck moving forward!

@Dave Foster hit it right on the head. All of these markets are completely different and it will be very important to decide what you want from the property. I would make sure you understand what you expect from the property and do your due diligence on each area to decide which works best for you. Wish you the best of luck!

Hey everyone!

My name is Tyler H. I am an active duty military located here in the Tampa area and I am trying to get into the wholesaling business. I have only been on this site for a couple of weeks now and I am astonished at the number of people who are willing to help each other out, It is so cool and exciting! I am really trying to learn more about wholesaling and getting connected with some of the pros who are located in my area. I have spent the last couple of days driving for dollars and now I am trying to figure out which ones are good deals and which are crap. Some of the issues I am running into is making sure my numbers look correct. I have been practicing running ARV's and I am starting to feel comfortable with that but I am still struggling at trying to estimate repair costs. If anyone has advice on how to estimate those costs or if anyone knows any great articles or books that might help me I would appreciate it. I am also posting this to help out any current wholesalers or out of state investors who might need a bird dog to go drive around and find vacant looking properties. Just trying to help create value for someone else. If you have any advice or information that might help me I would greatly appreciate it.
