Thanks for the response. I recently listened to a Max Maxwell podcast where he brought on Scott Oots who is a real estate investor in SoCal. Scott said he used to estimate rehab cost doing the certain amount per square foot method but then after he started getting into the rehab business

He realize that there is so much more to a rehab. That different rehabbers do different things to their houses which completely changes the square foot method. What I got from it is either get a better understanding on the actual cost of things or understand what your buyers do so your dollar per square foot method is more spot on.

That’s a really good idea to actually have contractors come out and view the property. The only issue I can think of with this is that the contractor might not benefit from the deal unless the buyer uses them. Do you think it would be a good idea to try and persuade the buyer to use the contractor?

Hey all,

I have a question for tampa wholesalers out there. I wanted to know how you all are estimating rehab costs. I’ve done research and found that some wholesale gurus will estimate a certain amount per square foot. For example $15 a square foot for minor repairs, $25 a square foot for more serious repairs. I wanted to see if this is a realistic way to estimate rehab costs in the Tampa area market. Also if there are any investors out there who deal with wholesalers a lot who might be able to give me some tips on what the good wholesalers do and what to avoid so I’m not the type of wholesaler I read about all the time who are terrible at their numbers. If anyone has any good book, videos or blogs that might help me I would appreciate it. Thanks in advance. Stay safe out there!

Great point about the in-law suites. I was having the issues with finding duplexes in the Tampa area and was doing some driving for dollars this week and found a potential property that had an in-law suite in the back. The houses last listing on Zillow marketed as a 5 bed 3 bath single family house. So if you’re doing searches for Multi family you would never find it. Have to be creative! Good luck.

@Charles Carillo is completely correct. Tampa is a great place to live but there aren’t a ton of duplexes or triplexes available in good areas. Most of the hillsborough county (where Tampa is) is made up of either single family houses or large apartment buildings. Best of luck!
