 Welcome to the game! I'm sure you'll do great. Dave gave some great advice. I would add don't ever rent to family and get connected in the local investor community as they can be a great resource for service people that you will need. Plumbers electricians and the like.

 Where and How are you marketing your properties for rent? Make sure you are utilizing platforms like Facebook marketplace as I have had great success posting rentals there and getting applications. As far as incentives you could provide the first months rent free or some other type of incentive to choose your property.
