 I'm not sure what you mean by your father is in disarray. If he is of sound mind, you could offer to purchase it from him and clear the title. By doing this it would eliminate any issues with probate and your other siblings because you would become the owner of it prior to it passing through the estate. But if your father doesn't have the mental capacity to make those kinds of decisions will then you're in a totally different situation. I don't know that your original post provides enough information. You may want to consult with a real estate professional or an attorney to get additional information.

 The demand for a five-bedroom home in Winter Haven may be lower than you would expect. This area is growing and so it could be a great place for appreciation, but cash flow on a five-bedroom rental might be challenging unless buying at all cash. It looks like based off of the location you're talking about a brand new construction home and there are certainly some advantages to that. New construction builders are offering some great incentives at this time and with new construction you should have little to no Capital expenditures over the first 10 years of ownership.

 If you're looking for a short-term rental near the Disney area here in Orlando now, it's actually a pretty good time to get into it. Many of these property owners are looking to sell as the market has shifted slightly and they are not getting as many bookings. Also, many of these property owners have not invested in their property correctly so that it meets the necessary aesthetic in order to attract a high-paying customer base. If you plan to use the property personally, it should not be of a surprise that it won't have great cash flow.

The best way to get connected is to start going to local meetups and connecting with the local Real Estate investors that are doing wholesaling. If you focus on just connecting people through the internet, you'll most likely get jv deals where the prices been marked up multiple times.

Fortunately, I'm lucky enough to have family members who are willing to lend me the additional funds to kickstart my investment journey. I've crunched the numbers on numerous properties ranging from $250k to $400k that meet my criteria and are listed on the MLS. Typically, I find myself cash flowing a few hundred dollars each month, with an ROI of 4-5% per year when factoring in appreciation. I'm curious to hear your thoughts on this approach and any advice you might have for someone in my situation.

I've already had the opportunity to connect with some fantastic individuals who have provided valuable feedback and insights into their own investment strategies.  Great post! Sounds like you are doing the work and thinking things through. The Orlando market is still appreciating in my opinion. Although we are starting to see a lag as inventory has reached 6 months. Is definitely more of a buyer's market now than it ever has been in the last 4 years. If the predictions of interest rates continuing to go down are true, then we will likely see another big uptick in property prices as interest rates get down into the 5% range and buyer activity increases. My suggestion to most investors is that if you can afford to buy right now and the property will carry itself , then it is a good idea to do so.

 I would agree with Shawn about Elliot and ve builders. However, last time I spoke with them they are not the most cost effective and they have a minimum of $40,000 for a job. One of my team members works a lot with fix and flippers and has access to some people he's worked with. I'll shoot you a DM.
