Quick tip! 

If you are like me and wear a name tag for branding and identification, I have noticed that when worn upside down people instinctively will let you know. Hopefully people are already noticing but with this it can start a conversation.

Are there any tricks you use to passively start a conversation when out and about?

@Jonathan Toruno great idea when the numbers work! I would add that you communicate to the owner doing the financing your intent so you are on the same page for 2 reasons:

How long does the owner want to carry the note?

What happens if you can't refinance in the expected time frame?

@Eric Shadowens being an accredited investor is usually neesed when trying to invest passively in a syndication with people who you don't already know. If you are looking to meet people with similar interests check out some of the local meet ups. Are you looking to bring the money, the deal , the management, or a combination of them all?

@Waylen Herdman Louisville is a great market for air bnb as a way to house hack. All you need is extra bedrooms and preferably extra full bath. There are specific rules that you need to follow so look into that but could work out nice for someone in your situation.

I like Shively for buy and hold. There are a lot of rentals out there so the model must be working. The price point vs rent in many areas is favorable.

Portland is seeing some investment so if you get in the path of progress there could be some opportunities if you hang in there.

@Dave Raymond Welcome to BP! It's great that it sounds like you are working with your son in this.  Default answer - it's hard to say without knowing your goals and I am not sure where you are in the process so here a few easy steps to help you get started.

1) Have your son create a profile and set up keyword alerts for "Louisville" to keep tabs on what is going on around town.

2) Go to local meet ups and engage with active investors to learn more about what you might be interested in.

3)  Check out some of the BP podcast on house hacking as many young investors get started there.  @Scott Trench "Set for Life" is also a great resource for getting an idea of where to start.

$50k can get you started in many directions in Louisville. Hope that helps.

@Lauren Kendall have you considered taking a home inspectors class? For a few hundred dollars you can take a class and learn about all the systems in a house. The class could ultimately pay for itself by saving you the money it would cost to call out inspectors for deals that don't work out.

@Terrez Jarrett great job getting out there and looking for deals! It sounds like you have a few concerns so here are some comments that may help:

Comps - real estate agents get paid on commission for houses they list so offering to give them good leads on listings for sellers who decide to go the traditional route may get you better traction.

Buyers - Try to build a small buyers list that you can run deals by if you get a deal together. Having an idea of what investors are looking for can make putting a deal together a lot easier. Going to REI meetups and looking for recent cash purchases in the area would be a good place to start.
