Portland Neighborhood Louisville Rentals
Is there anyone is Louisville who is currently investing in the Portland neighborhood or surrounding areas such as Shawneeland or Shively? I’ve not heard anything good about the area, but the cash flow potential is high.

The numbers certainly look good in those areas on paper, but I can say after having a mix of A & C properties 90% of your issues will come from the C properties. Your expenses will also go up due to more wear and tear, longer vacancies, potential vandalism, break-ins, etc. etc. Also your appreciation will be near zero. All that being said I think having a few balances a portfolio out some, but I wouldn't pay more then 25k for a 3 bedroom that is rent ready or very close to it in Portland.
